6,000-unit New Braunfels community breaks ground

The 6,000 residential units include single-family homes, duplexes, townhouses, and multi-family units throughout the 1,888-acre development. Mayfair will also have 70 acres of commercial development, 120 acres of mixed-use space, and over 300 acres of public park space. The community will feature two new elementary schools, one middle school, and one high school as part of Comal ISD.

Mayfair will connect the east and west sides of I-35 with an underpass under the newly reconstructed section of I-35 between Watson Lane and Kohlenberg. Mayfair will provide utilities through a water improvement district, which will partially fund state-of-the-art infrastructure across the near 1,900-acres, according to the news release.

The first phase of Mayfair was approved by New Braunfels City Council on March 28. That first phase will include 1,532 homes, a school, a recreational center and 99-acres of public parks. Accoring to the New Braunfels economic and community development,  In 2020, New Braunfels began discussions with SouthStart to negotiate an agreement that would outline the roles and responsibilities of both the city and development project as well as how the city will review and grant approvals to new developments within the property boundaries.

“SouthStar Communities came to us with a plan and the experience to be able to execute it and a shared commitment to what already makes New Braunfels so special,” said New Braunfels Mayor Rusty Brockman in a news release.

According to the release, 750 single-famly homes, varied sizes, have been contracted to regional and national builders, and parcels  have been committed to apartments, cluster homes, and build-to-rent homes. Initial homes are anticipated to be available in summer 2023.

Brockman added, the SouthStar team collaborated with the city and New Braunfels Utilities for 18 months and hosted several public listening sessions to ensure the Mayfair plan was considered by the community.

“Despite its location between two of the fastest growing counties in the country, Hays and Comal counties, the Mayfair plan is designed and regulated to proactively address its own growth impacts before they can affect the city or county,” Brockman said. “We’re committed to showcasing Mayfair as an example of smart growth for the region.”
